Verifiable gross income of at least 2.5× the monthly rent. With a co-signer, their income should be at least 3× the monthly rent.
Minimum credit score of 620. Lower scores may qualify with a co-signer or a larger security deposit — each situation is reviewed individually.
$45 per applicant. Every adult (18+) who will live in the unit must submit a separate application.

Apply online through our AppFolio portal. Each adult applies separately ($45 each) and uploads the required documents.
We review income, credit, and rental history. Most applications are decided within 1–3 business days.
On approval, you'll sign the lease and pay the security deposit (typically one month's rent) to hold the unit.
Complete your move-in inspection, set up utilities and renter's insurance, and pick up your keys.
Applying with a pet? We may consider one small dog (up to 30 lbs) per unit with prior written approval — $35/month pet rent and a $300 refundable pet deposit. See our pet policy for details.
